Main Site Set up


  • A managed asset can be set up for Base Building + Tenanted Spaces submission as a site in Fabriq with optional subsites 
  • Total Asset area is accounted for in the set up of the main site, Asset Two
  • Operating Control for the main site is with the 'Landlord' for a managed asset
  • The Tenant Spaces ‘umbrella’ subsite represents the total tenant space
  • The Tenant Spaces ‘umbrella’ site will hold subsites representing individual tenants
  • Other subsites include Common Areas, Shared Services, Exterior Area and Parking



  • One or more Waste Meters can be attached directly to the main site
  • Hazardous Waste meters will be grouped then aggregated before submission (e.g. Waste meter 2 + Waste meter 3)
  • Non-Hazardous Waste meters will be grouped then aggregated before submission (e.g. Waste meter 1)


Tenant Spaces Set up



  • One demised sub-site should be attached to the main site, representing tenant spaces
  • The Tenant Spaces subsite is an ‘umbrella’ site for individual tenanted areas within Asset Two
  • The floor space of the Tenant Spaces represents the Maximum Data Coverage for meter types
  • No meters should be attached to the Tenant Spaces ‘umbrella’ subsite
  • One or more demised subsites can be attached to the Tenant Spaces ‘umbrella’ subsite, e.g. Tenant One
  • Each subsite (e.g. Tenant One floor space) floor space should represent the meter coverage of the physical tenanted space.
  • Electricity Meter Readings for Tenant One and all subsites under the Tenant Spaces ‘umbrella’ subsite, will be grouped by Purchaser and then aggregated to a total electricity for submission (e.g. Elec. meter PBL1 + Elec. meter PBL2)


Common Areas Set up


  • A 'Common Areas' Sub-site can be optionally attached to the main site, Asset Two.
  • The Common Areas Sub-site can have one or more electricity/fuels & heat/water meters attached
  • Data Coverage (m2) is Floor Area of Sub-site (assume 100%)
  • Meters do not need to be grouped by Purchaser for sub-sites
  • Electricity Meter Readings for the Common Areas sub-site, will be aggregated to a total before submission (e.g. Elec. meter 3 + Elec. meter 4)
  • Water Meter Readings for the Common Areas sub-site will be aggregated to a total before submission (e.g. Water meter 3 + Water meter 4)
  • Fuel & Heat meters for the Common Areas sub-site, with Sub category in {'District Heating', 'Heat/Cool'}, should be aggregated to a total before submission for District Heating & Cooling (e.g. Fuels. meter 4)
  • Fuel & Heat meters for the Common Areas sub-site, with Sub category in {'Natural Gas', 'LPG', 'Gas Oil', 'Fuel Oil', 'Burning Oil / Kerosene', 'Diesel', 'Petrol', 'Industrial Coal', 'Wood Pellets', 'Steam'}, should be aggregated to a total before submission for Fuels (e.g. Fuels. meter 5 + Fuels. meter 6)
  • No waste meters should be attached.


Shared Services/Central Plant Set up


  • A Shared Services/Central Plant Sub-site can be optionally attached to the main site
  • The Shared Services/Central Plant Sub-site can have one or more electricity/fuels & heat/water meters attached
  • Data Coverage (m2) is Floor Area of Sub-site
  • Maximum Data Coverage (m2) is the Floor Area of Asset Two
  • Meters do not need to be grouped by Purchaser for sub-sites
  • Electricity Meter Readings for the Shared Services/Central Plant sub-site should be aggregated to a sub-site total electricity reading before submission (e.g. Elec. meter 5 + Elec. meter 6)
  • Water Meter Readings for the Shared Services/Central Plant sub-site should be aggregated to a sub-site total before submission (e.g. Water meter 5 + Water meter 6)
  • Fuel & Heat meters for the Shared Services/Central Plant sub-site, with Sub category in {'District Heating', 'Heat/Cool'} should be aggregated to a sub-site total before submission for District Heating & Cooling (e.g. Fuels. meter 9)


Outdoor/Exterior Area set up


  • An Outdoor/Exterior Area Sub-site can be optionally attached to the main site
  • The Outdoor/Exterior Area Sub-site can have one or more electricity/fuels & heat/water meters attached
  • Meters do not need to be grouped by Purchaser for sub-sites
  • Electricity Meter Readings for the Outdoor/Exterior Areag sub-site should be aggregated to a sub-site total electricity reading and combined with any existing electricity meters for the Parking sub-site before submission (e.g. Elec. meter 9 + Elec. meter 10 + Elec. meter 7 + Elec. meter 8)
  • Water Meter Readings should be aggregated to a sub-site total and combined with any existing water meters for the Parking sub-site before submission (e.g. Water meter 8 + Water meter 7)
  • Fuel & Heat meters with Sub category in {'District Heating', 'Heat/Cool'} should be aggregated to a sub-site total and combined with any existing Fuels & Heat meters for the Parking sub-site, with Sub category in {'District Heating', 'Heat/Cool'} , before submission for District Heating & Cooling (e.g. Fuels. meter 15 + Fuels meter 12)
  • •Fuel & Heat meters with Sub category in {'Natural Gas', 'LPG', 'Gas Oil', 'Fuel Oil', 'Burning Oil / Kerosene', 'Diesel', 'Petrol', 'Industrial Coal', 'Wood Pellets', 'Steam'} should be aggregated to a sub-site total and combined with any existing Fuels & Heat meters for the Parking sub site, with Sub category in {'Natural Gas', 'LPG', 'Gas Oil', 'Fuel Oil', 'Burning Oil / Kerosene', 'Diesel', 'Petrol', 'Industrial Coal', 'Wood Pellets', 'Steam'} , before submission for District Heating & Cooling (e.g. Fuels. meter 13 + Fuels meter 14 + Fuels meter 10 + Fuels meter 11)
